Malta and Gozo boast of a good mixture of high end property developments that have been earmarked by the local authorities as what is referred to Special Designated Areas (SDA). SDAs are developments where there are absolutely no restrictions to acquisition for foreigners. What’s more they are very much on demand for rentals, thus making them both a secure capital asset and an excellent rental return investment, averaging at 4 to 5% p.a.
Spread across the two islands, these areas represent recently constructed developments intended to provide top-end residential properties, often consisting of a cluster of apartments, maisonettes and penthouses built with a common theme on an extensive piece of land, often enhanced by their location, amenities and finishes. Given such incentives and offerings, SDAs are particularly popular with foreign nationals looking at buying a property in Malta.
Accommodation in these major projects is typically 1, 2 or 3 bedrooms, having an average area of 80sqm to 400sqm. Situated all across the island, people interested in purchasing a property can choose from a selection of waterfront and marina developments, as well as countryside residences and with breath taking country views.
Portomaso and Pendergardens, are two such residences, both known for their prime location in St. Julians, considered one of Malta’s most fashionable district some ten years ago. Portomaso was the first of its kind, and it is still expanding. It has recently welcomed tenants in its latest unit Block 31. Most units at Portomaso enjoy magnificent sea views, as well as the advantage of being close to all amenities, including its own Yacht Marina.
Close by in Sliema one finds Fort Cambridge and Tigne Point. The former is a contemporary-style apartment complex, offering all the conveniences of modern life, maximizing the use of space, away from noise and confusion of heavy traffic, yet 2 minutes away from all amnesties. Layout consists of 1, 2, 3 or 4 bedroom apartments, duplexes and penthouses. Fort Cambridge gets its name from its location, the old fort that defended the Sliema peninsula from the first years of the 19th century. Within the grounds of Fort Cambridge is the Cambridge Battery, a fort built in the shape of a pentagon in the second half of the 19th century. Now it is a historical attraction, which is being carefully restored and will be surrounded by gardens open to the public. The private swimming-pool is a plus-point, and the beaches with clear water are just a minute’s walk away, as are shops, cafes, restaurants and the hum of enjoyable daily life.
In southern Malta, St. Angelo Mansions, at the Vittoriosa Waterfront, offers its residents the luxury of living in one of the most historically rich cities on the island, with superb views of Valletta and Grand Harbour. Ta’ Monita’ in Marsascala on the other hand, is situated in this popular typical seaside village, embellished by colourful and picturesque with boats. Tas-Sellum in Mellieha, is only a 5 minute drive from Malta’s top sandy beaches whilst also enjoying country views. More centrally located is Madliena Village, set in the heart of Maltese country side, close to historical Victoria Lines.
Gozo also has its own 5-star developments, mainly Fort Chambray, Kempinski and Hal-Saghtrija. Fort Chambray, originally built by the knights of St John, combines an eclectic and exciting history, with an impressive future, as a centre for luxury, excellence and all the good things in life.
