As one of Malta’s most sought-after localities, Sliema is at the top of the list when expats, contract workers and locals look for a place to live and rent. Sliema has it all: a central and vibey location, restaurants, shops and boutiques, cafes, beaches and of course a world-famous promenade.
Sliema as an area has a big footprint, but everything is within easy walking distance and this is where you will find the prime shopping areas of The Point Shopping Mall as well as The Plaza. Sliema Ferries is crammed with designer shops, coffee shops and restaurants and it is from here that one can board the chartered ferries to Valletta, Comino, the Three Cities and more. To the north, Sliema is bordered by the beautiful Balluta Bay and St Julian’s and to the south there is Ta’ Xbiex with its many villas, some being the home of several embassies.
Sliema has an excellent infrastructure with busses running all the time to all corners of the entire suburb and its neighbouring areas. With the many hotels, Air BnB’s and guesthouses, Sliema is a tourist hotspot with many rental properties on short lets.
Properties for rent in Sliema never stay on the market for long and many times there are waiting lists of tenants for landlords to choose from! If the property is clean and updated, it will be snapped up, sometimes in a matter of hours.

For them, their temporary homes need to be in top shape, in excellent locations and preferably have modern, minimalist interiors. It goes without say that apartments preferred by the i-Gaming crowd also need to have very good Wi-Fi connections and if possible, be a property with smart technology.
Sliema also includes several Special Designated Areas such as those that can be found in Tigne Point and Fort Cambridge. The Special Designated Areas are a favourite place for international investors to purchase properties to rent out long-term. Properties in these areas can be bought by anyone without the need for an AIP permit and can be rented out immediately. More than one property can be bought at any given time by prospective investors.
Due to the area’s beneficial location and what it has on offer, Sliema is extremely popular with tourists looking for short-term accommodation. If a property is in a good location and has everything geared for the tourism market, it can be an excellent investment.
Sliema is home to countless families who live and work in the area and call it home. Bigger apartments go for good rentals and are usually taken on longer rentals, sometimes for many years.
As the Sliema area is home to many English language schools, the demand for student accommodation is very high during certain times of the year and many will stay short-term in holiday accommodation if nothing else is available.
Rental prices of properties in Sliema vary according to location and size, but due to the area’s popularity and desirability it is understandably higher than the rest of Malta. Depending on one’s budget and lifestyle the sky is really the limit, but rentals for an apartment start from around €1300 per month and up.
