What to expect in a Maisonette?

Maisonettes are one of the most plentiful property types offered for sale in Malta. Often described as a type of apartment, these properties feel more like a freestanding house than being part of a block and maisonettes can range from a small row or group of units to larger blocks.

Not all maisonettes are on ground level and can be on the second or even third level in some cases, but all will have a separate ground level front entrance door, providing privacy to come and go for its owners. Many maisonettes will also have access to a back yard or garden area and some may even have communal pools and outdoor areas. Those situated on the second or higher floors will usually have their own roof terraces. Variations of this building types found in Malta are duplex and solitary maisonettes.

Maisonettes can have up to four bedrooms, making it the ideal home for larger families and urban professionals and can be found in most villages and towns. These homes are sought-after as they provide the convenience of easy lock-up-and-go just like an apartment, yet retain the character of a townhouse. What makes them irresistible are the small, easy-to-maintain outdoor areas and roof spaces that many people often convert and upgrade; some with wooden decks and splash pools, others with barbecue areas and al fresco dining areas perfect for great outdoor living during the hot summer months.

Why buy a Maisonette in Malta?

Owning a maisonette can be considered as cluster living and therefore the population density where they are found, can be high. Off-street parking and garages are a huge bonus should any maisonette come with this, but it is rare and will add to the price. As many of these were constructed up to a hundred years or more ago, prospective buyers should have them thoroughly evaluated prior to purchase, as considerable modernisation and upgrading may be needed in some cases.

Traditional Maisonettes Vs Modern Maisonettes

Older maisonettes were built with traditional building materials such as limestone and may be prone to damp, but they almost always include the best original features of the period which can include hand crafted woodwork, beautiful balustrades and staircases, traditional tiles and architraves and high ceilings. Most of the rooms are separate in unconverted maisonettes, but many have been modernised to the open-plan format preferred today, with all the latest mod cons.  It is the ideal smaller but spacious town home for the romantic in all of us.
